Local Area

Balloch Park is flanked on one side with Drummond Hill with direct access on to the hill with its network of paths and trails for walking, cycling and horse trekking without touching a road making it fantastic for daily walks and safe for your dog to enjoy and explore. On the other side is the famous River Tay with fantastic salmon and trout fishing and bordered by lovely riverside walks. Upstream and downstream of the park the landscape opens up to the beautiful Tay valley with Loch Tay a short distance up stream and the Strath of Appin downstream. The south facing location gives the park a sunny setting with fantastic views all round and especially over the spectacular Perthshire hills.The picturesque village of Kenmore is a short distance away and has its own hotel, golf course, riding stables, bars and restaurants, boat yard, church, post office and the market town of Aberfeldy is just 6 miles away.

Balloch Park is right on the banks of the River Tay and often you may just wish to just watch the river flow. There are, however, endless other things to do and explore.

Balloch Park is linked to a vast swath of countryside great for walking and for the more adventurous there are many hills and mountains to explore. Kenmore is a strong community that holds various events and fairs and enjoys a good social network of clubs and societies. Golf can be enjoyed at Mains of Taymouth Golf Course where local membership is available and the Riding Stables offer livery for your horse. The boatyard in Kenmore has moorings for your boat and the loch and river offer easy access. The market town of Aberfeldy is only 6 miles away and is a vibrant town with state of art cinema, recreation centre and swimming pool, good shops and much more. Unfurnished prices start around £165k.

How long is the lease?
You receive a 99 year lease with your lodge that will be renewed each year after the 99 years free of charge

What if I decide to live in my lodge full time?
The consent for Balloch Park has no restriction and therefore can become your main residence. Domestic council tax would be payable although the properties would be in the lower bands.

What if I decide to holiday let my lodge?
No problem as long as the property meets the Visit Scotland 5 star letting criteria. Mains of Taymouth are the sole letting agents and will take commission for managing the letting. Details available on request.

Can friends and family stay in my lodge?
Of course! We like to see your lodge used as much as possible.

What are the site fees?
The annual fees are in total £2000. You will find the cost of insurance and running costs to be very economical.

Will my lodge depreciate?
Lodges are built to residential specification and do not depreciate as long as you are looking after the lodge.
